Document Title: Notice of Intent to File a Lien or Bond Claim.

Scope: State of Wisconsin, Private Work

Time Constraints: You must have served a preliminary notice for furnishing labor, materials or equipment for this project or your lien rights may be negated. See the Wisconsin Preliminary Notice, Private Works, memo for more information.

You must serve your Notice of Intent to File a Lien by certified mail or personal service 30 days before you file your lien claim but within 5 months of your last furnishing of labor, materials or services. Serve on the owners, lenders and sureties, if known. You may optionally serve the general contractor and your customer, but they are not required. Failure to supply the required notice can negate your right to a lien (See the Wisconsin Bond or Lien Claim, Private Work, memo for more information).

Form Types: Notice of Intent to File a Lien or Bond Claim and Exhibits A-D, if needed.

Procedures: Send copies of the prepared forms by certified mail or personal service upon the owner, lenders and sureties (if known) within the time constraints above, and optionally to the prime contractors and your customer. This will satisfy your notice requirement.
